Our Quarterly Preventive Maintenance Package is a proactive approach to prevent breakdowns and extend lifespan. Rather than waiting for something to fail, this approach helps minimize unexpected yet preventable issues, reduce overall maintenance costs, and improve operational efficiency (All Labor is Included - Materials are Not)
We do Include (at no additional charge) a systematic Pest Control to prevent sudden issues that regular Pest Control companies can't due to time gaps between treatments. Issues that could possible affect a stay, such as bed bugs, wasps, ants, mosquitoes etc. We recommend you don't discontinue your current Pest Control Vendor, as our preventive service is not intended to replace Quarterly Pest Control.

In-House Hospitality Trained Maintenance Crew
We now require Owners to switch Pool Maintenance and Landscaping services to us (with the exception of Pest Control)
This decision was not intended for additional profit purposes, but for us to be able to achieve and maintain a high level of excellence in all the services involved, consistently and without any conflicts.
In the past, we frequently encountered challenges such as properties not being serviced promptly before guest arrival, vendors lacking the attention to detail required for a five-star hospitality experience, and poorly timed visits — including interruptions during guest pool use or multiple vendors arriving simultaneously, leading to unnecessary disruption.
We have a Hospitality trained Crew who will take care of servicing your Pool, Landscaping and preventive Pest Control all at once in one visit. Our services are scheduled to match your Arrivals. We will go as many extra miles as necessary, and we won't charge you for it like others do.
We totally understand if you would prefer to keep your existing Vendors, but unfortunately this is not negotiable.
We will be able able to provide you with a quote on Landscaping & Pool maintenance in our first visit to the property.

OUR COMMISSION SPLIT IS 80% TO THE OWNER AND 20% TO US. AT THE END OF EACH MONTH WE PAYOUT OWNERS ANY PROCEEDS FROM RENTALS AFTER DEDUCTION OF EXPENSES & CHARGES (IF ANY) - VIA DIRECT DEPOSIT.
OWNERS WILL ALSO RECEIVED A MONTHLY STATEMENT REPORT EVERY MONTH VIA EMAIL.
- MAINTENANCE EXPENSES - IF ANY
- RECURRING SERVICES (Pool & Landscaping) - IF APPLICABLE
- MISC EXPENSES - HOA APPLICATIONS, ETC
- BILL PAY BILLS - IF YOU CHOOSE THIS SERVICE
WE DO NOT REQUIRE A LONG TERM CONTRACT.
OWNERS CAN TERMINATE THE AGREEMENT AT ANY TIME BY PROVIDING A 60 DAY WRITTEN NOTICE. WITH THE TERMINATION BECOMING EFFECTIVE AFTER 60 DAYS FROM THE DATE OF THE NOTICE.
RESERVATIONS WILL NEED TO BE HONOR FOR THAT 60 DAY PERIOD.
THE AGREEMENT AUTO RENEWS EVERY 12 MONTHS, BUT THERE'S NO LENGTH OF CONTRACT, EITHER PARTY CAN CANCEL ANYTIME.
